Devco South – Powerline Warehouse
Devco South – Powerline Warehouse
1979 to 1980
5300 NW 9th Avenue, Fort Lauderdale
Office Condo-Conversion
325,000 square foot warehouse condominium
Opportunity: Built in the late-1960’s, the distribution warehouse had been built for the largest furniture chain in Florida and was one of the largest such buildings in South Florida. Unfortunately, the mid-1970’s recession had forced the company into bankruptcy. The 325,000 square foot building was acquired from the liquidators in mid-1979.
Task: The challenge was to subdivide the vast warehouse into functionally smaller spaces. More difficult was to convert and market the property into warehouse condominiums as this was still a very new ownership concept.
Results: While the project took less than 18 months from beginning to end its sales were completed in 15 months.
